Half Off a Home? The Good Neighbor Next Door Program Could Be Your Best-Kept Secret

If you’re a law enforcement officer, firefighter, EMT, or teacher, there’s a federal program that could literally cut your home purchase price in half — and most eligible buyers have never heard of it.

It’s called the Good Neighbor Next Door (GNND) program, and it’s one of the most powerful homeownership tools available to the people who serve our communities every day. At Local Realty CO, helping first responders and public servants achieve homeownership is at the core of what we do — so let’s break this down.

What Is the Good Neighbor Next Door Program?

The Good Neighbor Next Door Sales Program is a HUD initiative that offers a 50% discount off the list price of eligible homes to law enforcement officers, pre-K through 12th grade teachers, firefighters, and emergency medical technicians. HUD In exchange for that significant savings, buyers must commit to living in the property for 36 months as their principal residence. HUD

That’s not a typo. Half price. On a real home. For doing the job you already do.

The program’s goal is to help make American communities stronger and build a safer nation by encouraging the people who protect and educate us to become homeowners in the very neighborhoods they serve. HUD

Who Qualifies?

The program targets full-time law enforcement officers, classroom teachers from pre-K through 12th grade, firefighters, and emergency medical technicians working for qualifying public agencies in the area where the property is located. Lrgrealty

A few important details to know:

  • You must be employed full-time by a federal, state, local, or tribal government agency. Your job must serve the same community in which the GNND home sits. Lrgrealty
  • Civilian staff, dispatchers, and volunteers do not qualify. Lrgrealty
  • You generally cannot have owned a home within the last 12 months, and the home must be a HUD-owned property in a designated Revitalization Area. Homebuyer
  • Borrowers must also certify that they plan to remain employed in their profession for at least one year after their closing date. Bankrate

How Does the Discount Actually Work?

Good Neighbor Next Door requires that you take out two mortgages: one is the standard mortgage from your lender; the other is a “silent” second mortgage that covers the 50% discount, which charges no interest and requires no payments or mortgage insurance. Bankrate Stay in the home for three years, and that second mortgage is forgiven entirely.

And here’s another benefit that often surprises buyers: if you obtain an FHA loan from an FHA-approved lender, you may be eligible for a down payment as low as $100. Bankrate

What Homes Are Available?

Eligible properties are limited to single-family, repossessed homes in HUD-designated revitalization areas — communities where income levels and homeownership rates are below area averages. Homebuyer These aren’t throwaway properties — many are solid homes in neighborhoods with real long-term growth potential.

A few things to keep in mind about availability:

  • Eligible homes are listed exclusively through the Good Neighbor Next Door program for just seven days. HUD You need to be ready to move quickly.
  • If more than one eligible buyer submits an offer on a single home, HUD selects a winner by random lottery. Bankrate
  • All homes are sold as-is, meaning repairs are the responsibility of the buyer. Homebuyer

How Do You Apply?

All offers must be submitted via the HUD Homestore website, and only brokers designated by HUD can submit a bid on your behalf. Homebuyer This is why working with an agent who knows the program is so important — the process moves fast and the paperwork matters.

Here’s the basic roadmap:

  1. Confirm your eligibility based on your profession and employer
  2. Get pre-approved for financing (FHA loan recommended for the $100 down option)
  3. Search available GNND listings at HUDHomestore.gov
  4. Work with a HUD-registered broker to submit your offer within the 7-day listing window
  5. If selected by lottery, complete your paperwork and earnest money deposit

Is This Program Available in Colorado?

Yes — Colorado does have GNND-eligible listings, though inventory varies by area and changes weekly. The key is staying ready so you can act when the right property comes up.
